COMPREHENSIVE NEW MANAGER CHANGE OVER CHECKLIST

Take the pressure out of the change over between new and old managers. We are able to provide a comprehensive checklist for the new manager, allowing them to be able to operate the building with less “learning downtime”. All the critical information regarding Operational Duties, Infrastructure Management and Management Administrative Duties is covered to ensure the building continues to be operated efficiently.

MEDIATION AND FACILITATION

Work with managers and committees to avoid costly disputes over the caretaking duties and provide an operational perspective to resolve these issues. The cost of legal proceedings can often be avoided through professional industry facilitation, that allows all parties to work through the potential breach issues.

COMMON PROPERTY CARETAKING ASSESSMENTS

Conduct an on–site performance review of the caretaker’s compliance to the building agreement. This review is always undertaken to determine what is in the best interest of the building and a report is then provided on the findings. Assistance can be provided to the caretaker to ensure future compliance and understanding of the duties.

NEW DEVELOPMENT OPERATIONAL AND PLANNING ASSISTANCE

Provide strategic planning and assistance to developers. We offer a full turnkey operational solution, this includes assistance at the preconstruction stage right through to the opening of the scheme. This assistance also extends to the operating of the scheme to ensure a stable base for the development.

INDEPENDANT EVALUATION OF THE CARETAKING SALARY

Provide an on-site review for body corporate committees and managers that identifies all the necessary duties for the effective operation of your building. Using industry accepted standards, this report can then be converted to a suggested remuneration for the building. The assessment will include a review of the Caretaking Agreement, and a review of all areas, providing frequencies and times for all duties. Each individual duty is costed to provide total transparency for all stakeholders. A comprehensive report is then provided, detailing the remuneration calculations and expected salary range. Hourly rates are calculated from the latest industry averages provided by the Hay Group, industry leaders in remuneration assessments.
